MUCH IS THE SECURITY DEPOSIT?
The security deposit is the same amount as the monthly rent.
If conditions of the lease agreement are met, the deposit is always

HOW IS THE NEIGHBORHOOD?
Family gatherings & barbecues are the norm in this working
class / retirement neighborhood. It is a quiet, safe,
residential area. No malls, highways, or busy airports in
your backyard, yet a fifteen minute drive to them makes this
an ideal location. The primary grocery stores, banks, parks,
hospitals, churches, drug stores, schools (public & private)
& local restaurants are in this area. Just minutes to The
Arena, Clemens Center & Elmira College. Twenty minutes to

HOW MUCH ARE THE UTILITIES?
Less than anywhere else. The reasons for this are: 14" of
insulation in the attic, fully insulated sidewalls, thermal
pane insulated windows, a very high efficiency (VHE) heating
system, insulated basement & a fireplace used primarily for
elegance & beauty however, it is efficient enough to heat
the entire apartment (you may turn the thermostat off)!
HOW IS THE MAINTENANCE SERVICE?
We own a maintenance service business. Our repairmen are
ready to respond to any possible service need (please see
tenant testimonials). Fortunately given the quality & extent
of the apartment upgrades, repair service is rarely needed
I.E. the Maytag repairman.
DO YOU ALLOW PETS?
Pets may be considered with a small pet deposit.
IS THERE A WAITING LIST?
At times there may be one or two applicants waiting to
acquire one of our apartments, however, the list changes as peoples
circumstances change. If you are considering one of our
apartments please complete the application. It may be
e-mailed, faxed or mailed. We always call all those on our
private waiting list first. A vacancy seldom lasts over 3
days once on the open market.
